Terms & Booking

1. Bookings & payment

Enquiries are confirmed by email once availability and pricing are agreed. All prices are quoted in Australian Dollars (AUD) and include GST where applicable. A tax invoice is available on request. Card payments are processed securely in AUD; direct deposit (BSB / PayID) is also available on request.

2. Check-in & check-out

Check-in from 2:00 PM. Check-out by 10:00 AM unless otherwise agreed. Dates are handled in DD/MM/YYYY format. Please note Victorian public and school holidays book out early.

3. Cancellations

Cancellation terms are confirmed at the time of booking. We follow standard Australian short-stay practice and will always discuss options with you.

4. House rules

  • No smoking inside the apartments (Tobacco Act 1987 (Vic)).
  • Pets welcome by prior arrangement. Orbost and the surrounding East Gippsland region is a high tick-prone area — guests bringing animals must ensure their pets are on current tick prevention/control treatment before and during their stay. Owners are responsible for checking their animals daily. Longhorn Ranch Apartments accepts no liability for tick exposure or related veterinary costs.
  • Please respect neighbours, especially after 10:00 PM.
  • Damage or loss may be charged to the guest.
  • Maximum guests as per booking; additional guests by arrangement only.

5. Fire & emergency safety

Each apartment is fitted with smoke alarms, a fire extinguisher and an evacuation plan displayed inside the unit. East Gippsland is a bushfire-prone area — guests should familiarise themselves with the VicEmergency app and any Total Fire Ban days during their stay.

6. Liability

To the extent permitted by law, our liability for any loss or damage is limited to the amount paid for your stay.

7. Australian Consumer Law

Our services come with guarantees that cannot be excluded under the Australian Consumer Law. For major failures with the service you are entitled to cancel your service contract and to a refund for the unused portion, or to compensation for its reduced value. You are also entitled to be compensated for any other reasonably foreseeable loss or damage. If the failure does not amount to a major failure, you are entitled to have problems with the service rectified in a reasonable time and, if this is not done, to cancel your contract and obtain a refund for the unused portion of the contract.

8. Complaints handling

If something isn't right, please tell us first — call 0427 514 748 or email longhornorbost@gmail.com and we'll work to resolve it during your stay or within 14 days. If you're not satisfied, you can contact Consumer Affairs Victoria on 1300 55 81 81.

9. Governing law

These terms are governed by the laws of Victoria, Australia.
